Full Home Renovation in Kirkland, WA

Full Home Renovation in Kirkland, WA

Flooring, painting, structural work, drywall, and trim handled by one crew under one contract.

Why Whole-House Projects Need One Contractor

Most full home renovations involve five or six trades working in sequence: demo, framing, electrical and plumbing rough-in, drywall, flooring, painting, and trim. When each trade is a separate contract, the homeowner becomes the project manager. That means scheduling electricians around drywall crews, making sure flooring goes in before trim but after paint, and figuring out who is responsible when something goes wrong between trades. We run the full scope under one contract with one schedule. Our crew handles demolition, framing modifications, drywall, flooring installation, painting, and finish carpentry. Plumbing and electrical get subcontracted to licensed specialists we have worked with for years. You deal with one person, one timeline, and one number to call when you have a question.

Why Whole-House Projects Need One Contractor

Signs Your Home Needs a Full Renovation

You walk through and every room has something that needs work. The carpet smells musty and the subfloor is soft in spots. The paint is scuffed and dated. A wall between the kitchen and living room blocks natural light. The trim is chipped and mismatched from past patch jobs. The drywall has cracks at the seams and nail pops everywhere. Tackling these one at a time with different contractors stretches a project out for months and costs more in total than doing it all at once. A full renovation lets us set up once, work through the house in a logical sequence, and finish in weeks instead of having three separate projects dragging out over a year.

What Goes Wrong on Multi-Trade Renovations

The biggest problems we see on whole-house renovations are sequencing errors and skipped prep. Flooring that goes in before drywall dust is cleaned up ends up scratched on day one. Paint applied over drywall that was not properly primed peels within months. Trim installed before flooring creates gaps at the base. And structural work done without engineering is a safety hazard that costs five times more to fix after the fact. We have fixed renovations by other contractors where the crew painted before patching drywall, laid flooring over a wet subfloor, and installed trim that was not caulked or filled. Every one of those shortcuts shows up within the first year. Running the trades in the right order and doing the prep at each stage prevents all of it.

What a Full Home Renovation Covers

We handle every phase of a residential renovation under one contract. Here is the full scope of what we take on.

  • Demolition and debris removal (flooring, drywall, cabinets, fixtures)
  • Structural framing: load-bearing wall removal, engineered beams (LVL, glulam, steel), Simpson Strong-Tie hardware
  • Drywall hanging, mudding, taping, and skim coating
  • Flooring installation: luxury vinyl plank (COREtec, Shaw, Mohawk), engineered hardwood, porcelain tile, laminate
  • Interior painting: walls, ceilings, trim, doors (Benjamin Moore, Sherwin-Williams)
  • Exterior painting: siding, trim, fascia, soffits with weather-rated products
  • Finish carpentry: baseboards, crown molding, casing, and window trim
  • Cabinet painting with bonding primer and spray or brush finish

Every full renovation starts with an on-site walkthrough where we scope the entire project, identify structural questions, and provide a written estimate with line-item pricing for each phase. You see exactly what each part costs before we start.

What a Full Home Renovation Covers

How We Run a Full Home Renovation

A whole-house renovation follows a strict sequence. Demolition comes first. Then we address structural work: if walls are coming down or going up, that happens before anything else. Rough plumbing and electrical follow because they run inside the walls before drywall goes on. Once rough-ins pass inspection, drywall gets hung, taped, and mudded. After drywall is sanded and primed, we install flooring (LVP and hardwood need 48 hours of acclimation first). Painting happens after flooring is protected. Finish trim goes in last: baseboards, crown, casing, and door hardware. We build this sequence into a project schedule with dates for each phase so you know exactly what is happening and when.

Full Home Renovation Costs in Kirkland

Flooring (LVP installed)

$5 to $12 per sq ft

Flooring (engineered hardwood installed)

$8 to $15 per sq ft

Interior painting (average 3-bedroom home)

$3,500 to $8,000

Exterior painting (average single-story home)

$5,000 to $12,000

Load-bearing wall removal with beam

$5,000 to $15,000

Full renovation (1,500 to 2,500 sq ft home)

$75,000 to $200,000+

Factors affecting pricing: Total cost depends on the scope: how many rooms, whether structural work is involved, the flooring and paint products you choose, and the condition of what is behind the walls. Homes with knob-and-tube wiring, galvanized plumbing, or asbestos-era materials add cost because those need to be addressed before new finishes go in. We break every estimate into phases so you can see where the budget goes.

What's included: Estimates include demolition, disposal, all materials and labor, subfloor prep, surface prep, structural engineering coordination (if applicable), permits, and cleanup. Materials are itemized so you see product costs separate from labor.
