We source materials from suppliers in the Puget Sound area and coordinate delivery schedules to keep your project on track. If you have a specific brand or finish in mind, we will work with your selections.

We do not start swinging hammers on day one. The first thing we do is walk your kitchen, take measurements, and talk about what is actually bothering you about the space. Then we put together a written scope and estimate that breaks down every line item. No vague allowances, no hidden fees. Once you approve the scope, we handle permit applications with the City of Kirkland (most kitchen remodels require at least a building permit and possibly electrical and plumbing permits). Demo usually takes 1 to 2 days. Then we rough in plumbing and electrical, address any subfloor or moisture issues, and start building. Cabinets typically arrive 3 to 6 weeks after ordering, so we plan around that lead time.

Factors affecting pricing: The biggest cost drivers are cabinet quality, countertop material, and whether you are moving plumbing or electrical. A layout change that relocates the sink adds $3,000 to $5,000 in plumbing alone. Custom cabinetry runs about 2x the cost of semi-custom lines. Appliance selections are separate from our remodel cost.

That covers demo, framing, drywall, electrical, plumbing, cabinets, countertops, backsplash, flooring, painting, and cleanup. Appliances and fixtures you select are itemized separately so you can see exactly what you are paying for.
